Should You Allow Residents to Vape in Your Conroe Rental Property?

Nothing ruins a rental home’s interior like cigarette smoke. For this reason, most Conroe property owners add a smoking ban clause in their lease documents. The clause usually bans smoking inside the house or anywhere on the property of their rental homes.

Should vaping be banned as well? In the past few years, more and more people have gone to enjoying e-cigarettes instead of smoking tobacco. Many people see vaping as this safe recreational activity. Some even look at it as a means to quit smoking since vaping is generally considered to be less harmful to one’s health.

Despite the hype, vaping is not as harmless as many people think it is. There is a filmy residue that gets left behind by the clouds of vapor that comes from the use of e-cigarettes and other vaping devices. This residue sticks to anything it touches, from walls to floors to furniture. Think about it: anywhere that air can travel, vapor can, too. It could reach every part of the inside of your home. This could cause problems inside air vents and ductwork. And in these places, problems could go undetected for months or even years.

The reason that vapor produces so much trouble is that it is not water, but glycerin. It may be clear like water vapor, but unlike water vapor, it doesn’t evaporate into the air. In fact, it is a little oily. The emissions from an e-cigarette are more similar to aerosol gas than water vapor. It holds particles that are composed of chemicals, flavoring, and preservatives. These particles cling to any surface it comes in contact with. Over time, these particles combine into a thick film that is both difficult and expensive to get rid of.

While windows, mirrors, and other hard surfaces can be cleaned relatively easily, other surfaces including carpets, painted surfaces, and ductwork can’t. Cleaning the filmy residue that vaping leaves on surfaces like these takes a lot of time and money and it may permanently destroy some items.

For instance, the residue left by the vapor won’t dissolve in water, so fabrics and carpets may need professional cleaning multiple times a year. Painted walls would be another challenge. These walls are porous because of the paint, and that means there are a lot of tiny holes that vapor particles can get into. The more texture there is on your walls, the faster the sticky film can build upon them. You would need to frequently scrub the walls to get rid of the build-up. However, the act of scrubbing could also damage the paint.
